RENTAL REQUIREMENTS

• Credit scores must be 600 or above.

• Applicants must together make three (3) times the amount of rent in monthly income.
  -Example: Rent $1,000 x 3=$3,000 of monthly income.

• No more than two (2) people per room/bonus room, regardless of age, will be allowed to occupy any property.

• No Landlord/Tenant judgments unpaid or evictions within two (2) years.

• No recent collections within one (1) year.

• No bankruptcies within one (1) year.

• The deposit is due in full prior to moving into the property. 

  -The deposit is equal to one month of rent. Example: Rent $1,000=Deposit $1,000.

• The deposit is refundable after the term of the lease.

• Applicants with bankruptcies or evictions on a credit check will pay two months of rent as a deposit.

• Applicants click on the RENTAL APPLICATION button below. Each adult (18 years and older) that will be occupying the property will complete a separate rental application.

  The application fee is $39. This is a soft inquiry and will not affect your credit score.

• NO HOMES WILL BE SHOWN UNTIL THE APPLICATION PROCESS IS COMPLETED

• This is done in order to be as efficient as possible by confirming that each applicant is qualified (credit, income, rental history, etc.) for the specific property. Also to ensure that the applicant isn’t a convicted felon, sex offender, etc. We won’t waste your time or our time.
